Michigan DSCR Calculator

Find out in seconds whether a rental qualifies on its own cash flow — this DSCR calculator divides the rent by the full payment (PITIA) to return your Debt-Service-Coverage Ratio, names the lender tier it lands in, shows monthly cash flow and the max loan or price at a target DSCR, and prices an investor rate (conventional base plus a labeled investor add-on) to your credit score — no personal income or tax returns required — built by dual-licensed Realtor and Mortgage Loan Originator Edward Kalavitz.

Michigan DSCR Calculator — Does Your Rental Qualify on Its Own Cash Flow?

Michigan DSCR calculator expert Edward Kalavitz, dual-licensed Realtor and Mortgage Loan Originator

The short answer: a DSCR loan qualifies on the property, not you. The lender divides the monthly rent by the full payment — PITIA — to get the Debt-Service-Coverage Ratio. If the rent covers the payment (a DSCR of 1.00 or more), the rental can qualify with no personal income, no tax returns, and no debt-to-income ratio. This DSCR calculator returns that ratio in seconds, shows which lender tier it lands in and your monthly cash flow, prices an investor rate off the conventional base plus a clearly labeled investor add-on for your FICO band, and tells you the max loan or price — or the rent — that would get a marginal deal to qualify.

My name is Edward Kalavitz, creator of this DSCR calculator. As a dual-licensed Michigan Realtor and Mortgage Loan Originator, I run the DSCR calculator, screen the deal, and quote the DSCR loan in the same conversation — the kind of investor who is buying their next rental usually wants both answers at once.

📊 Key takeaways

DSCR = monthly rent ÷ PITIA. Most lenders want at least 1.00 to qualify, with the best pricing at about 1.20–1.25+; some programs go as low as ~0.75 with a bigger down payment. It uses no personal income, closes in an LLC, and is the go-to once your conventional debt-to-income is full. Use the DSCR calculator below to screen any Michigan deal before you offer.

How the DSCR Calculator Works

The DSCR calculator runs the same simple formula a DSCR lender uses: DSCR = monthly rent ÷ PITIA. PITIA is the full payment — Principal, Interest, Taxes, Insurance, and Association (HOA) dues. If you enter the property details, the DSCR calculator amortizes the loan to find principal and interest, then adds your taxes, insurance, and HOA to build PITIA. If you already know your payment, switch to “I know my PITIA” and the DSCR calculator divides rent by that number directly.

In the DSCR calculator, a ratio of 1.00 means the rent exactly equals the payment; 1.25 means the rent is 25% more than the payment. The qualifying rent a lender uses is generally the lower of your signed lease or the appraiser’s market rent (the Form 1007 rent schedule), so the DSCR calculator is most accurate when you use a realistic, supportable rent.

What DSCR Do You Need to Qualify?

There is no single national rule, but the tiers the DSCR calculator uses reflect how most lenders price these loans:

1.25+ — Strong

The rent comfortably covers the payment. Best pricing, lowest rate, and the most leverage. This is the tier serious buy-and-hold investors target.

1.00–1.24 — Qualifies

The property covers its own debt — you qualify on cash flow with no personal income, and the DSCR calculator confirms it instantly. Rate is a touch higher than the strong tier, but the deal works — the DSCR calculator shows exactly where you stand.

~0.75–0.99 — Possible

Below 1.0 but not dead. Some programs allow it with a larger down payment or a rate adjustment — a bigger down lowers PITIA and lifts the ratio.

✓ These thresholds are pending 2N1 confirmation

DSCR minimums and pricing vary by lender and change with the market. The tiers above are typical industry defaults, not a quote. I’ll confirm the exact minimum, down payment, reserves, and rate for your deal with my DSCR investors. Call (616) 633-3692.

DSCR Loan Terms at a Glance

Once the DSCR calculator says a deal qualifies, here is what the financing usually looks like — use the DSCR calculator to screen the cash flow first, then let me confirm the exact terms for your deal:

  • Down payment: typically ~20–25% on a single-family rental; more for 2–4 units.
  • Qualifying: the property’s rent vs. PITIA — no W-2s, no tax returns, no personal DTI.
  • Reserves: usually several months of PITIA in the bank after closing.
  • Ownership: commonly closed in an LLC for liability and portfolio planning.
  • Rate: a bit above a conventional investment loan — the trade for skipping income docs and keeping your DTI free to buy again.
  • Property types: long-term rentals, and many programs allow short-term (Airbnb) with adjusted income rules.

How to Raise a Low DSCR

If the DSCR calculator returns a ratio below the tier you want, you have four levers — and the DSCR calculator lets you test each one in seconds before you change your offer:

  • Put more down. A larger down payment shrinks the loan and the PITIA, which lifts the ratio fastest — re-run the DSCR calculator at 25% or 30% down to see the jump.
  • Negotiate the price. A lower purchase price means a smaller loan and payment for the same rent; in the DSCR calculator it is often the cleanest path to the 1.25 tier.
  • Support a higher rent. The lender uses the lower of your lease or the appraiser’s market rent, so a well-documented market rent raises the qualifying number the DSCR calculator uses.
  • Trim taxes and insurance. Shopping insurance or appealing an over-assessed tax bill lowers PITIA — small monthly savings move the ratio.

Work the DSCR calculator until the deal clears your target, then call me to confirm the rent and lock the terms.

DSCR vs. a Conventional Investment Loan

Both finance rentals, but they answer different questions, and the DSCR calculator answers the one the lender cares about. A conventional investment loan qualifies on your income and counts against your debt-to-income ratio — great pricing, but it eventually maxes out. A DSCR loan qualifies on the property’s cash flow, so you can keep buying once your DTI is full. The DSCR calculator tells you instantly whether a deal clears the cash-flow bar; from there, my dual license lets me compare both paths on the same deal and quote whichever wins. Worked Example: A $300,000 Michigan Rental

Here is how the DSCR calculator reads a realistic deal: a $300,000 rental, 20% down, 7.5% over 30 years, taxes $375/mo, insurance $110/mo, no HOA, renting for $2,400/mo.

Figure Result
Loan amount (80% of price)$240,000
PITIA (full monthly payment)~$2,163/mo
Monthly rent$2,400
DSCR (rent ÷ PITIA)~1.11 — Qualifies
Rent needed to reach 1.25 (best pricing)~$2,704/mo

Illustrative figures. Your result depends on the inputs and your lender’s exact terms. Run your own deal in the DSCR calculator above.

At 1.11, this rental qualifies on its own cash flow — no income docs needed — exactly what the DSCR calculator is built to confirm. The DSCR calculator also shows the lever: bump rent to about $2,704 (or lower the price / raise the down payment) and you reach the 1.25 best-pricing tier. That is exactly the kind of trade-off I help investors weigh before they write the offer.

DSCR Calculator — Frequently Asked Questions

QWhat is a good DSCR for a rental property?

Most DSCR lenders want a ratio of at least 1.00, with the best pricing at about 1.20 to 1.25 or higher. Some programs allow ratios below 1.0 — down to roughly 0.75 — with a larger down payment or a rate adjustment. The DSCR calculator shows your ratio and what rent or payment would reach each tier.

QWhat does PITIA include?

PITIA is Principal, Interest, Taxes, Insurance, and Association (HOA) dues — the full monthly payment. The DSCR calculator divides the monthly rent by PITIA, so every part of the payment counts against the ratio.

QCan I qualify for a DSCR loan with no personal income?

Yes. A DSCR loan qualifies on the property’s own cash flow — the rent versus the payment — not your personal income, tax returns, or debt-to-income ratio. That is what makes it useful for self-employed and portfolio investors whose conventional DTI is already full.

QWhat is the minimum down payment on a DSCR loan?

DSCR loans on a single-family rental typically require about 20 to 25 percent down. A larger down payment lowers the loan and the PITIA, which raises the DSCR — sometimes the lever that gets a marginal deal to qualify.

QCan I use short-term rental (Airbnb) income for DSCR?

Some DSCR programs allow short-term-rental income, often using a 12-month average or an AirDNA-style projection rather than a long-term lease. Terms and haircuts vary by lender, and local short-term-rental ordinances apply, so confirm both before you buy.

QCan I close a DSCR loan in an LLC?

Yes — DSCR loans are commonly closed in an LLC, which is one reason investors favor them for portfolio and liability planning. The exact requirements vary by lender; a licensed loan officer can confirm the structure for your deal.
