Michigan Cash to Close Calculator

Know the real number you need to buy — pick your loan type (Conventional, FHA, VA, or USDA) and this calculator adds up your down payment, itemized lender and third-party costs, prepaids, and the reserves most buyers forget, then nets out your earnest-money deposit, seller credits (capped to program limits), and gift funds — built by dual-licensed Realtor and Mortgage Loan Originator Edward Kalavitz.

Michigan Cash to Close Calculator — The Real Number to Save Toward

Michigan cash to close calculator expert Edward Kalavitz, dual-licensed Realtor and Mortgage Loan Originator

The short answer: your total at the table is your down payment + closing costs + prepaids + reserves − credits. Most buyers budget for the down payment and closing costs, then get blindsided by prepaids and reserves two weeks before closing. This calculator adds up every dollar — with loan-type presets that fold in financed upfront MI on FHA, VA, and USDA and conventional PMI, plus the earnest-money credit and seller-concession cap buyers forget — so you know the real number to save toward.

My name is Edward Kalavitz, creator of this calculator. As a dual-licensed Michigan Realtor and Mortgage Loan Originator, the cash-to-close surprise is the one I see hurt buyers most often — and it is completely avoidable when you run the full number up front.

📊 Key takeaways

Your cash to close is more than the down payment. It is down payment + closing costs + prepaids (escrow + interest) + required reserves, minus seller credits and gift funds. Reserves are documented, not paid at the table. Use the calculator below to get the complete figure — including the prepaids and reserves the listing flyer never mentions.

Add Up Your Real Cash to Close

No surprises at the table

How much cash do I really need?

Pick your loan type — Conventional, FHA, VA or USDA — and the calculator sets the right upfront fee, mortgage insurance and seller-credit cap. It totals closing costs, prepaids and reserves, then subtracts your earnest-money deposit, seller and lender credits, and gift funds. The rate seeds from today’s pricing — edit it for your quote.

What’s Included in Cash to Close

Your cash to close has four building blocks, and the calculator totals all of them. Skip any one and your number is wrong:

  • Down payment — your equity in the home, from 0% (VA/USDA) up to 20%+ on conventional.
  • Closing costs — lender, title, appraisal, and recording fees. Often ~2–4% of the loan; the calculator estimates 3% if you don’t have a quote yet.
  • Prepaids — the escrow and interest collected up front: property taxes, a year of homeowners insurance plus a cushion, and per-diem interest to month-end.
  • Reserves — months of payment you must document as available after closing. Not paid at the table, but real money the calculator shows on its own line.

From that total the calculator subtracts your seller credits and gift funds, because those reduce the cash you personally bring. The result is the honest number — the one a listing flyer or a closing-cost-only estimate never shows you.

Reserves — the Line Buyers Forget

Reserves are the most overlooked part of the cash you need, which is exactly why this calculator breaks them out. A reserve is a number of months of your full payment (PITI) that the lender wants to see available after you close — proof you can keep paying if life happens. You don’t hand it over at closing, but you must show it in the bank.

How many months? It varies by program, occupancy, and property type — often zero to two months on a primary residence, two to six on a second home, and six or more on investment property. The cash to close calculator lets you set the months so your total reflects what your lender will actually require. Underestimate reserves and an approval can stall at the finish line.

Prepaids & Escrow, Explained

Prepaids are the up-front piece of cash to close that surprises the most buyers, so the calculator itemizes them. There are three:

Property Tax Escrow

The lender collects several months of property tax up front to seed your escrow account. In Michigan that depends on your closing date relative to the tax calendar.

Homeowners Insurance

You prepay the first full year of premium, plus a cushion (RESPA allows up to two months) collected into escrow.

Per-Diem Interest

Interest from your closing date to the end of the month. Close early in the month and you prepay more days; close late and you prepay less.

✓ These defaults are pending 2N1 confirmation

The cash to close calculator uses typical defaults — ~3% closing costs and 6 months of tax escrow — that vary by lender, program, and your Michigan closing date. They are estimates, not a quote. I’ll confirm your exact prepaids and closing costs from a real Loan Estimate. Call (616) 633-3692.

How Gift Funds & Seller Credits Reduce Your Cash

Two things shrink your cash to close, and the calculator nets both out. Gift funds from family can cover down payment and costs on most programs with a gift letter and a paper trail. A seller credit (an interested-party contribution) is applied toward your closing costs and prepaids, up to a program limit that depends on your loan type and down payment. Enter either one in the calculator and watch the cash you personally need drop. Structuring a seller credit correctly is one of the highest-value moves I make for buyers — it can be the difference between closing and coming up short.

Michigan Specifics: Transfer Tax & Proration

Two Michigan items sit alongside your cash to close that the calculator flags but does not fully compute, because they are handled at settlement. Transfer tax in Michigan is customarily paid by the seller, but confirm it in your contract — our Transfer Tax Calculator shows the amount. Property-tax proration credits or debits you at closing depending on what the seller has already paid. And because Michigan taxes uncap when a home sells, the tax figure you feed the calculator should be the post-sale estimate — our Tax Uncapping Calculator shows that jump. I reconcile all of it on your final number.

Worked Example: A $350,000 Michigan Home at 5% Down

Here is exactly how the calculator reads a typical purchase: a $350,000 home, 5% down, 6.5% over 30 years, taxes $440/mo, insurance $120/mo, 2 months of reserves, no seller credit or gift.

Item Amount
Down payment (5%)$17,500
Closing costs (~3% of loan)~$9,975
Prepaids (taxes + insurance + interest)~$5,221
Cash due at closing~$32,696
Plus reserves to document (2 mo PITI, incl. PMI)~$5,545
Total cash you need available~$38,240

Illustrative figures. Your result depends on your inputs and your real Loan Estimate. Run your own numbers in the calculator above.

Notice the gap: a buyer who budgeted only the $17,500 down payment is $20,000+ short of the real cash to close. That is the surprise the calculator exists to prevent. If a family member gifts $10,000 or you negotiate a $7,000 seller credit, the calculator shows your number dropping accordingly — which is exactly the kind of strategy I map out with buyers before they write the offer.

No Surprises at the Table

Cash to Close — Frequently Asked Questions

QWhat’s included in cash to close?

Cash to close is your down payment plus closing costs plus prepaids (escrow for taxes and insurance, and per-diem interest), minus any seller credits and gift funds. Lenders also want documented reserves — money in the bank after closing — which the calculator shows separately because you do not pay it at the table.

QWhat are mortgage reserves and how many months do I need?

Reserves are months of your full payment (PITI) that you must show available after closing. Requirements vary by program, occupancy, and property — often zero to two months on a primary home and more on investment property. Reserves are documented, not paid at closing, so the calculator lists them on their own line.

QWhat’s the difference between closing costs and cash to close?

Closing costs are just the lender, title, and recording fees. Cash to close is the full amount due at the table — down payment plus closing costs plus prepaids, minus credits. The cash to close calculator adds them all up so the closing-cost figure alone does not mislead you.

QCan I use gift funds for my cash to close?

Yes — most programs allow gift funds from family toward your cash to close, with a gift letter and a paper trail. The cash to close calculator lets you enter gift funds so you can see how much they reduce the cash you personally need to bring.

QDo seller credits reduce the cash I need at closing?

Yes. A seller credit (interested-party contribution) is applied toward your closing costs and prepaids, reducing your cash to close dollar for dollar up to the program’s limit. Enter it in the calculator to see the lower number.

QWhat are prepaids and why are they on my closing statement?

Prepaids are the up-front escrow and interest the lender collects at closing: several months of property tax, a year of homeowners insurance plus a cushion, and per-diem interest from closing to month-end. They are a real part of cash to close and the line most buyers forget.
